Landlords’ right to rent checks from 1 September 2021
Following from my previous article dated 12 May 2021, the temporary guidance for the right to rent checks due to the Coronavirus was to end on 31 August 2021.
This meant that from 1 September 2021 you would either check the applicant’s original documents or check the applicant’s right to rent online by the applicant issuing a share code they had received from the Home Office. However The Home Office has today announced they have deferred this date until 5 April 2022.
This means you can still proceed with the right to rent checks as stated in the Coronavirus (COVID-19): landlord right to rent checks checks which are:
- tenants can send scanned documents or a photo of documents for checks using email or a mobile app, rather than sending originals
- landlords should use the Landlord Checking Service if a prospective or existing tenant cannot provide any of the acceptable documents
- via scanned documents or via a video link.
The next time a further check will be required for tenants with a time limited document, will be either at 12 months or the expiry of the tenants documents whichever date is later.
The Home Office has also released an updated version of the Right to rent checks: User guide for tenants and landlords on the 1 July 2021. Please see the link below for the document
