Smoke and carbon monoxide consultation update

Back in November the Government opened a consultation regarding smoke and carbon monoxide alarms. Currently a carbon monoxide alarm is only required in a room that is used partly or wholly as living accommodation and contains solid fuel combustion appliances. Also the landlord only needs to demonstrate any smoke and carbon monoxide alarms are working on the day possession is given to a new tenant.
The Government are clarifying that the testing of the alarms remains a tenant responsibility but as best practice the landlord checks them annually. Also a carbon monoxide alarm is installed in rooms with fixed combustion appliances (excluding gas cookers) and they are positioned correctly. Landlords should also continue to replace faulty alarms when informed by their tenants.
