The Electrical Safety Standards in the Private rented Sector (England) Regulations 2020

Draft regulations have been laid before Parliament to ensure all rented properties meet the electrical safety standards.

01 June 2020 the regulations will come into force and will apply to all new tenancies that are due to begin on or after 01 July 2020.

Landlords will have to ensure the electrical safety standards are met and a report must be given to the tenant(s) before they occupy the property. If it is reported that there are further investigations or remedial works required the landlord has 28 days from the date of the report to ensure  that an investigation or works are completed unless an  earlier date is stated on the initial report.

This will apply to all existing tenancies  from the 01 April 2021.

An inspection must then be carried out at least every 5 years unless an earlier date is specified.

The new regulations will also apply to Houses in multiple occupation (HMO’s) and will amend Schedule 4 to the Housing Act 2004 and Management of Houses in Multiple Occupation (England) 2006.
