The commencement of the remaining sections of the Fire Safety Act 2021 came into force by these regulations on 16 May 2022 and now further amends the Regulatory Reform (Fire Safety) Order 2005.

As such, there is now a requirement to ensure that a fire safety risk assessment is carried out on any building containing 2 or more domestic premises whether or not they have any communal parts. The structure and anything attached to the building (including cladding, balconies, rainwater goods, doors and windows etc.) and doors from or into the common parts are also now in scope of these additional requirements in addition to the previous requirement to carry out a fire risk assessment of any common parts.
