Today, updated guidance for understanding the possession action process for landlords has been released.

If your tenants do not vacate the property by the date given in an order for possession. Then you will need to apply to court for a warrant for possession requesting the bailiffs to enforce an eviction order (court form N325). The update reflects changes in court fees, like the increase for the N325 from £121 to £130

Although Section 8 and 21 notices in England revert to pre covid levels from tomorrow, please note the covid rules for the courts (like how covid has affected the tenant) continue till at least November
