I am writing to inform you that we are shortly planning to publish updates to the ‘How to Rent’‘How to Rent a Safe Home’ and ‘How to Let‘ Guides.

The ‘How to…’ Guides provide information to tenants and landlords in the Private Rented Sector to help them understand their rights and responsibilities.  The ‘How to Rent’ guide must be given tenants at the beginning of new tenancies.

The department last updated these guides in June 2019.  Since then, new laws have come into force as a result of the Tenant Fees Act 2019 and the Electrical Safety Act 2020.

These will be published on the gov.uk website on the morning of 10 December.

We would be grateful if you could share this with your network. You may also wish to direct your members to updated guidance available on gov.uk at

As you will be aware, the Government has also put in place extra measures to protect and support renters this winter due to the current pandemic. This includes emergency legislation increasing notice periods.

As such, we have highlighted in all three guides that tenants and landlords should also refer to COVID guidance which will be updated regularly. This can be found at: https://www.gov.uk/government/publications/covid-19-and-renting-guidance-for-landlords-tenants-and-local-authorities for the latest COVID-19 guidance.

Once again, thank you for your continued engagement and support.
